Georgia is the state in this round where we most often advise caution. The marketing times are the longest in the country and they got worse this year.

Start with the clock, because Georgia's is the longest

For the month ending August 2026 the typical US home went pending in 53 days. In Georgia, only Columbus at 44 beat that figure, with Warner Robins and LaGrange level at 51.

Everything else was slower. Augusta 59, Albany 61, Athens 68, Atlanta 69, Macon 69, Statesboro 69, Valdosta 71, Savannah 73, Hinesville 73, Dalton 77, Rome 85, Gainesville 87, Brunswick 94.

And the direction is worse than the level. Valdosta added 21 days over the year, Gainesville and Dalton 19, Hinesville 18, Rome 17, Warner Robins 15, Augusta 12. Seven metros lost more than two weeks of speed in twelve months.

That does not make buying before selling impossible in Georgia. It makes the carry period the thing you plan around first, and it makes last year's experience the wrong input. Full table on the market page.

The price split, which runs backwards

Usually the big metros hold value and the small ones lag. Georgia is doing the reverse.

Valdosta rose 3.9%, Columbus 3.8%, Albany 3.4%, Macon 3.2%, Warner Robins 3.0%. Meanwhile Savannah fell 2.6%, Atlanta 1.6% and Gainesville 1.3%.

So an Atlanta or Savannah owner is carrying a slowly depreciating asset through a lengthening marketing period, which is the least forgiving combination in this build round. A Columbus or Valdosta owner faces the opposite and has more room.

The assessment cap, and why 2027 matters

HB 581, passed in 2024, created a state-wide base year homestead exemption that caps growth in a homestead's taxable value to the rate of inflation, using 2024 as the base year and taking effect in 2025.

But it let counties, cities and school districts opt out by resolution, with a March 1, 2025 deadline, and each could act independently. Roughly 68% of school districts and 30% of counties opted out, including Fulton, Gwinnett, Cobb, DeKalb and Chatham. The result is a patchwork where the county, the city and the school district covering the same parcel can each have made a different choice.

That ends soon. Senate Bill 33, the Homeownership Opportunity and Market Equalization Act of 2026, was signed on May 11, 2026 and makes the exemption mandatory for all political subdivisions beginning with the 2027 tax year.

Is the Georgia market slowing down?

Sharply in places. Seven metros added more than two weeks to their time to pending over the year, led by Valdosta up 21 days, Gainesville and Dalton up 19, Hinesville up 18 and Rome up 17. A carry sized against last year's experience will be short.

Does my Georgia county cap my homestead assessment?

It depends on your jurisdiction, for now. HB 581 created a state-wide base year homestead exemption effective 2025, but counties, cities and school districts could decline it by resolution before March 1, 2025, and roughly 68% of school districts and 30% of counties did. SB 33, signed May 11, 2026, makes the cap mandatory for all of them from the 2027 tax year.

Does the Georgia assessment cap cover a rental property?

No. The caps apply to homestead property only. Rental and investment property is not protected, so converting a departing home to a rental takes it outside the protection.
